Property Market in DAR...

Mjasiriamali..,

hawa jamaa wamekutuma?!

.

Vipi na wewe umetumwa? I am so impressed with kind of project as a unique development in real estate in our country and so have been trying my best to get more info regarding these developers. If giving out my observations on the project is considered as a string puppet, then am sorry!

Dear Kapinga,

Why on earth would you hope every development is for the poor!? Tanzania is both for the poor and the rich. We need both for the development of the country, just like what you have elsewhere. We wish we did not have poor people and that is what we are working on day and night...But we cannot pretend that the rich do not exist nor desire a particular living. It would utterly be different if the poor were not being considered. I worked for a while in Sweden, UK, and Germany and every mzungu was telling me this particular suggestion is not possible in Tanzania, why? too poor to afford. The only feasible property development that they considered for Tanzania is the swahili type with outside toilet. Are we condoning this attitude? Are we condemning TZ to perpertual poverty. Don't we see it is only a matter of time before we unshackled ourselves from this poverty...I mean with all the gold, uranium, diamonds and wildlife.

I am bitter about this particularly with our diaspora out there who tend to downlook TZ, even to the extent of daring sayig that TZnians have a low thinking rate, they are poor, they cannot develop themselves. We must distinguish between what politicians are doign to this country and what people are doing for themselves. Tanzanians are hardworking people and I can prove this to you, not in towns of course, and not those who live outside the country.

Already you are doubting serious efforts by investors such as the IPI(NOT KAPINGA, BUT other contributors). You need to liase with the TIC, Kinondoni Municipal Council, Project Architects and Managers and a host of other professionals to be able to discern the seriousness of the project. It is probably the only project that has involved so many local professionals in all fields. IPI has already in its payroll permanent staff who are Tanzanians holding academic and professional qualification obtained from within. This is not usually hte case.

Happy New Year

hizo projects nyingine don't even mention as beng developed by anybody. sasa since we ndo inaelekea unawajua zaidi mishughuliko ya hawa wasomali basi naomba unionyeshe hizo projects manake kwenye website zao ndo kama nilivyokuambia hapo juu hizo projects zimejengwa na watu wengine kabisaa. so the onus is one yu buddy!

and why not hope that every (or majority) of the developments to be for the poor or unprivilaged? yu are talkin bout tanzania having a vast wealth in minerals, tourism etc.... how have all thse wealth benefited a layman today? has the ufisadi brought about as a result of the said wealth benefited a poor man other than the said fisadi leaders of ours?? kwanza hizo minerals zina mwisho wake na zikiisha whatz next? look at kilimanjaro mountain which nowadays the snow is almost completely melting, na sasa ndo hapo hiyo snow itakapokwisha sijui ni wazungu gani wataokuja kuupanda mlima utakaokuwa kama mlima meru. wanyama pori nao ndo wanaisha pole pole thru illegal poaching na kuwa hunted na waarabu kila siku.

mazee doubting developers is part of the game especially kama hakuna historical data backing their claim of doin a project of that magnitude in bongo. sasa kwa nini mtu asiwa-doubt when these suckas who play dice with our $$$ on their deals. tena kama ulivyosema umekaa sana nchi za ng'ambo, then yu know that usually before even a developer commences with any real estate development deal/project , he must have a round table discussion with the locals expaining his intent and benefits of the said project to the locals. so count us as being locals and we need to know these so- called somali developers whjat they are sellin to us

this overpricing bubble is about to bust soon in bongo. hata sasa hivi wale walionunua nyumba kule kigamboni as investments can't get applicable rentals to sustain their mortgages. let's wait and see.
