You are either ignorant or conveniently forgetting that Nairobi has a diversified pool of investments that have almost reached the apex of primary venture standards associated with Africa! Fact is that, slow uptake of new but tired off the mill investments have no market share or local appeal anymore, this makes Dar and Lusaka look like investment Mecca because they are almost VIRGIN territories compared to Nairobi!

Ask yourself as to why cities like J'burg,Cape Town or Casablanca weren't featured in that assessment, yet they present far more opportunities? Reason, they are SATURATED and diversified as far as new entrants are concerned. That's why Dar/Lusaka scores higher than Nairobi leave alone the other three (J'burg/C.Town/Casablanca etc).

New investors' first instinct is to avoid competition and to venture into uncharted territory with dominance possibilities if not outright monopoly. Nairobi is so competitive that they won't break even against well anchored investors in the same market category.
It seems you've elected to omit some crucial info and only cherry picked from PWC findings or to push your narrative without laying bare the full context of the research.

Whereas Dar is still yearning for basic brick and mortar type of investments so to speak,Nairobi is sprinting towards Value Addition (for both goods/services),Fintech,Outsourcing and Multinational hubs. The comparison is unfair to say the least.
Learn something my friend! Sio kila siku ubishi!

Ati Virgin territories wakati Nairobi is third in the same report.
