As an accountant...House is a non current asset for the following reasons:-
- The value of the house will always appreciate no matter what....even when there is economy downturn. When you are paying for the house under a morgage, it might seem as a liability but the fact that you can resale it for more and get more than what you paid for back makes it an asset.
- Houses are built under land which appreciate even more on a daily basis, so even if the house is damaged you will get enough back from the value of land!
- In my professional opinion...if you are renting then thats a liability but if you are paying for a house over a period of time/building your house...that is an investment worth more than you can imagine!

on layman's terms,nyumba ni asset,lakini itakua liability kama itakua imepatikana kwa loan au mortgage,kwa definition ingine rahisi,asset ni kitu ambacho kinakuingizia pesa,hiyo ni kama hiyo nyumba itakua inakuingizia,lakini kama inakutolea pesa kulipa deni la mkopo benki,inakua liability kwako na inakua asset ya benki uliyokopa.

Owners equity is a liability to the business asset aquired. Always Assets are DR entries and Liabilities which includes capital are CR entries.

Tuseme una nyumba yako mzuri tu na tena kubwa maeneo ya Tegeta. Unaishi mwenyewe na familia yako na ndugu zako wasio na kazi yoyote hapa mjini lakini wapo tu kwavile nyumba ya bure ipo! Hakuna any economic activity inayofanyika hapo nyumbani inayotokana na mazingira ya nyumba husika....say, ufugaji au kilimo. Pamoja na yote hayo, bado nyumba yako ungeweza kupangisha kwa pango (say) la TSZ 6M/year, yaani TZS 500,000/= kwa mwezi. In contrast, let's say maeneo tulivu sawa na Tegeta kama vile Mtoni Kijichi unaweza kupata nyumba ya kuishi comfortably, wewe na familia yako kwa pango la Sh. 300,000/= kwa mwezi. Lakini pamoja na yote hayo, bado una-opt kukaa kwenye nyumba yako ambayo endapo unge-opt kupangisha na kwenda kuishi Kijichi basi ungepata extra income ya TZS 2.4M per year.....basi hapo aliye liability kwa mwenzake ni wewe na hiyo familia yako na wala sio hiyo nyumba! Yaani wewe na familia yako si liability kwa hiyo nyumba tu bali ni LIABILITY hata kwa taifa.
