Nairobi has the highest available retail space in malls across sub-Saharan Africa in a development that has kept rent in the high-end shopping centres stagnant over the past two years, a survey shows.

Knight Frank Africa in a report highlighting real estate trends in the continent says Nairobi retail space in malls stood at nearly 500,000 square metres, far ahead of other top cities like Kampala (170,000 sqm), Lagos (150,000 sqm), Addis Ababa (60,000 sqm), Dakar (170,000 sqm) and Kinshasa (170,000 sqm).

Shopping malls have sprung up in Nairobi faster than ever before as retailers seek to tap into a growing middle class with growing disposable incomes and a limited choice of leisure activities.

The last 18 months have seen three major malls — Garden City, The Hub and Two Rivers — open their doors with (130,500 sqm) of retail space.

Rent in malls has stagnated on increased supply with leasing costs remaining unchanged at $48 (Sh4,944) per square metre a month over the past two years, says Knight Frank Africa.

South Africa has about 23 million square metres of shopping centre floor space, compared with three million square metres in the rest of sub-Saharan Africa.

“Outside of South Africa, the Kenyan capital Nairobi has the greatest volume of modern retail floor space in sub-Saharan Africa, and it continues to be a development hotspot,” said the survey.

“As a result of this new supply, it has taken longer for space to be let and prime rents have stagnated.”

This look set to hit the earnings outlook of high-net worth investors such as private equity firm Actis, which owns Garden City and Centum, a significant shareholder in Two Rivers — Kenya’s largest mall with 67,000 square metres of space. Two Rivers opened in February.

Analysts expected pent up demand for space in these malls on the back on increased affluent shoppers and a widening middle class with an appetite for luxury products such as electronic gadgets.

“Prime retail centres will be in high demand because we now have more affluent shoppers and a growing middle class,” said Paul Kavuma, head of private equity fund Catalyst Principal Partners in a 2011 Reuters report.
 
Means more Kenyans can afford to shop in those malls, which are quite pricey. Means there are more bourgeois Kenyas
Goods are sold at affordable price in mall's, it has nothing to do with kenyans as you said...that is the matter of choice and priority to shop at malls!!
what interesting is that malls are booming even in our city,the number are increasing to meet demand !
 
Yes affordable to those guys who can afford. Badala ya kununua mitumba you can buy Turkish clothes(which are quite expensive) at LC Waikiki, which normally wouldnt be in Kenya if the middle class wasnt large enough. Yes in Dar mall zinachipuka pia, which is a good thing btw. I must admit we always know Tanzanians as the lazy type who are comfortable with the little you have, but you are proving us wrong

wah 23 million sq metres for South Africa...number two comes in with 500,000 sq metres....Damn! we need to do something as Africans.

good thing abt SA is that they have many cities that are in the level of Nairobi....sisi tuna only hree major cities but bado ata Kisumu na Mombasa hazijafikia Drban, Pretoria, Cape Town etc...there per capita is almost 5 times ours and there economy is very diversified...their sports sector is amazing (rugby, soccer, cricket etc) while ours is struggling..tourism is flourishing since they have little security concerns (terrorism) than us....but am surprised at that figure (23 million)

hahahahaha ati tanzania has malls?...wacha kunichekesha bwana...hapo ni Egypt, SA and Kenya only...Morocco and Ghana are also trying....period!

haina haja ya kutembea tanzania ili nione malls kwani sijawahi tembea South Africa but ndio hio nishajua kuna 23 million sq metres...the point is that when something good happens in tanzania, we will most certainly here abt it without having to travel to see....and i have not herd any malls worth mentioning in tanzania...apart from dar, all otheer areas of ur country are villages...very backward...where do u expect to see these thousands of sq metres from?
