A United Kingdom firm, Pennyroyal Gibraltar, has embarked on a major resort construction project in Zanzibar expected to cost of $1 billion.

The high-end complex to be known as Zanzibar Amber Resort is being built on a 650-hectare of land in the northeast of Zanzibar Island. The resort will overlook a four kilometre private beach.

According to Pennyroyal Director, Brian Thomson, the implementation of the entire project will take about eight years, while the first hotel is expected to open in three years.

The project comprises five five-star hotels, a fully equipped equestrian centre, marina, golf course, a private jet airport with 3000-metre runway, medical facilities and an international school.

Pre-construction work including the provision of a 20km public road leading to the resort site, site clearance and perimeter walls commenced in September this year.

The plan is to have the marina, golf course and infrastructure work including roads and services for the resort be completed within three years. This will coincide with the completion of the first hotel projects, apartment blocks and villas.

Thomson says, Pennyroyal plans to generate electricity from gas and wind energy plants that will be built near the resort to overcome the challenge of a lack of reliable power supply.

TUI Group is intensifying its hotel growth strategy by focusing on destinations where various hotel brands can cater to the diverse holiday needs of guests. Zanzibar, a year-round popular holiday spot, was chosen for the launch of TUI’s new hotel brand, The Mora. Located on Muyuni Beach, The Mora Zanzibar offers 250 suites and four restaurants. The brand name “Mora” comes from the Latin word for “pause,” reflecting the hotel’s appeal to modern holidaymakers seeking laid-back, contemporary luxury with a highly tailored and flexible approach. The existing 5-star resort has been customized to meet these needs and was officially opened by TUI CEO Sebastian Ebel and the President of Zanzibar, His Excellency Dr. Hussein Ali Mwinyi.

“Our new hotel brand The Mora embraces a current trend: Experiences are becoming more important than possessions”, says TUI Group CEO Sebastian Ebel. “This development is proven by the strong performance of our successful hotel and cruise business with internationally recognised brands. We are now expanding our portfolio in the growing luxury segment, thereby reinforcing our strategy to attract new and existing customers to our holiday destinations worldwide.”

TUI Hotels & Resorts’ portfolio already includes three other hotels in Zanzibar: two Riu hotels and the TUI Blue Bahari Zanzibar. Additional new hotel experiences are currently being planned. This Indian Ocean destination is an attractive stopover for the luxury cruise ship MS Europa and features 20 beachfront hotels for TUI’s tour operator guests. TUI Musement, TUI Group’s leading Tours & Activities business, offers over 60 experiences in Zanzibar, including more than 20 private excursions specially developed for guests of The Mora.

Peter Krueger, Executive Board member at TUI and responsible for the segment Holiday Experiences which includes the hotel business: “Building and operating hotel clusters under various brands is a key element of our TUI Hotels & Resorts strategy. Our vertical integrated business model at TUI Group gives us a strategic advantage of developing new destinations. Zanzibar is another great example of the development of a new destination and cluster. Our hotels business is set for strong growth and to support this we have invested in a global and multi-channel distribution platform. We aim to expand our TUI Hotels & Resorts portfolio globally to 600 hotels in the medium term. Since 18 months we are adding on average 10 new hotels per quarter to our pipeline that will be realised in the coming years and are well on track.”

To promote the sustainable development of Zanzibar, TUI is collaborating with the independent TUI Care Foundation, which has been active on the island since 2016. The foundation is currently running four programs, including upcycling projects and initiatives to support new social enterprises.

Spanish hotel group Barcelo has lined up a string of openings through 2024 and 2025, as it accelerates its growth following a strong performance in 2023. As well as new hotel launches, the group plans upgrades and refurbishments at several of its existing properties, altogether representing an investment of more than USD400m.

During 2023, the group opened 25 new hotels and resorts, as its revenues grew 20% off the back of strong improvements in occupancy and room rates. Its portfolio now extends to more than 300 hotels across 30 country markets. “In 2023,

Barceló Hotel Group experienced incredible success across our global portfolio,” reported Joes Canals, Barcelo’s director for Middle East, Asia, Mediterranean and North Africa. “Building on this, we have outlined a strategic expansion approach that will support growing our footprint across thriving global travel destinations.”

Building Turkish presence

In Turkey, Barcelo is about to open its fourth hotel in the country. The five star Barcelo in Cappadocia will join an existing presence in the country of Occidental hotels in Istanbul and Ankara, and a Barcelo brand destination in Istanbul.

Expansion in Africa will see the Occidental Hotel & Resorts brand launch in Morocco, with a 170 room four star property opening in Tangier. Two more properties, in Casablanca and Rabat, will undergo refurbishment to create five star destinations under the Hideaway and Barcelo brands. Also in line for upgrades are the Barcelo Fes Medina, Allegro Agadir in Morocco and Barcelo Palmeraie in Marrakech.

Adding island properties

On the island of Zanzibar, work is to start on a new Royal Hideaway Hotel & Resorts property, while in Cape Verde Barcelo will open its first city hotel in Santiago, while also bringing forward plans to open in Sal and Boa Vista before the end of the year.

Further island properties are being added to the portfolio in Madeira, where the company has just acquired two hotels in the island’s capital, Funchal. These will add to its presence in the popular destination where it opened Barcelo Funchal Oldtown in 2023. And on nearby Tenerife, the second half of the year will see the launch of Royal Hideaway Corales Villas.

In the Middle East, there will be a new opening in the second half of the year in Bahrain, with a 195 room hotel opening in the centre of Manama. And in the UAE, the Occidental Al Jaddaf will be refurbished and repositioned as a five star Barcelo property, relaunching in the last quarter of 2024.

Another area for expansion will be the Maldives, where a partnership with Sri Lankan group Browns Investments will add three, five star resorts in North Male Atoll, plus a new urban hotel in Male.
