Because Dar has lots of unplanned structures hence the potential for rip-down build-up ventures. Nairobi utabomoa ya nani? 90% is planned

there are a lot of value affecting factors, general planning scheme (GPS) is being on of the factors. but for the case of Nairobi, the factor that I give it a BIG weight is (cleaning) money laundering. if you recall a couple of years back, there was a prevalence of dirty money originated from pirating of ships along Somalia coast. those monies obtained as a ransom need its way into legally recognised economic activities. one of the effective evenue for getting money into a just economy is real estate, coz it need a lot of funds to invest in. if this money laundering is at epidemic proportions can lead to a bandit economy. the economy which comprises a large proportional of illegal undertakings which inject unrecoded large amount of money in the circulation.

That money would have ended up elsewhere in Dubai,Hong Kong or Swiss banks anyway if not Nairobi!

Ivyo vibanda ni vichache sana kusema ngage yote imepangika ...

Boss, have you been to Ngara ama ni kubishana tu? Ngara is large and planned and those are some of the photos. Don't just talk for the sake of it. Argue if you have the facts.

More Ngara

1 acre ~ 550 million kshs ~ 11.020 billion tshs
but
1 acre ~ 4047 square metres
4047 sqm ~ 550 million kshs
1 sqm ~ 135,900 kshs ~ 2,718,000 TSHS

that's very expensive. in Dar is around 550 USD per sqm. in Arusha is ~ 500 USD per sqm.

let me check other big cities in Afrika.

Trust me hiyo bei hai reflect a real life on ground. Akipatikana mtu tu wa ku curb corruption, appropriate management of government funds, eradicates deals, kuzuia wizi Serikalini, you will tell me the price will fall-down by far. Tumeona kwenye nchi zingine ikitokea hivyo hata USA wakati rea estate was inflated

An acre in upperhill will buy you 100 acres in kariakoo
Are you sure of the price of building at Kariakoo daressalaam .Last year somebody bought a house for 3 billion tshs and demolished it to build an 8 storey building . right now you can't get an old fashioned hose for less than 2bn tshs at Kariakoo . I believe nowhere in Africa land is more expensive than Kariakoo. In fact the price is not compatible with Tanzania economy . money laundering may be the only sufficient factor to explain this anomally,

YOU are very right. that prices are due to money laundering in the bandit economy.
