Upper hill land an acre goes for sh 551 million = 11.020 billion Tanzanian shs.

Because Dar has lots of unplanned structures hence the potential for rip-down build-up ventures. Nairobi utabomoa ya nani? 90% is planned

there are a lot of value affecting factors, general planning scheme (GPS) is being on of the factors. but for the case of Nairobi, the factor that I give it a BIG weight is (cleaning) money laundering. if you recall a couple of years back, there was a prevalence of dirty money originated from pirating of ships along Somalia coast. those monies obtained as a ransom need its way into legally recognised economic activities. one of the effective evenue for getting money into a just economy is real estate, coz it need a lot of funds to invest in. if this money laundering is at epidemic proportions can lead to a bandit economy. the economy which comprises a large proportional of illegal undertakings which inject unrecoded large amount of money in the circulation.

Buda don't brings us back, we discussed and concluded countless times that there is no slums in Tanzania. what we have is unplanned settlements, which is quite different from slums. I explained this with vivid examples.

Labda UN ya mbagala

Don't sugarcoat slums as unplanned settlements! Unplanned shanty settlements are SLUMS! Go explain it to your ilk who bury their heads in sand that Dar ain't a slum-city.

the one who you are talking with is the expert in real estate planning AND LAND law (majoring in built environment). so I know what am talking.

That money would have ended up elsewhere in Dubai,Hong Kong or Swiss banks anyway if not Nairobi!

Your expertise is much needed in Dar and not on JF then! Partner up with Dr.Tibaijuka and save Dar from the sprawling slum-city that it has become. We are also experts in our chosen fields but that doesn't negate the fact that we can't point out shortcomings in others!

What you are thinking about is trying harder to neutralize Nairobi the mother of slums to Dar by some fake tales which won't work anyhow, Tanzania nevertheless Dar has no an example of a slum,

Dar es Salaam Tanzania has one of the third largest slum growth rates in the whole of Africa. Slums that develop in Tanzania's cities to travel to are over 6% in a year’s time. The population of the people in those slums is also rated as the sixth in the whole Africa region.

It is also fascinating to learn that Tanzania has over six million of its people living in the slums and 67% of this 6 million people live in the urban centreslike Dar es Salaam. Reports, especially, from the UN estimates that, 92% of the people living in Tanzania’s urban centres are actually slum dwellers.

These sums up to more than 11 million people, which now brings in the aspect of Tanzania being the third largest slum population in the whole of Africa. This is normally caused by frequent government evictions that end up leaving tens of thousands of people homeless and in unimaginable poverty. You will learn this and many more from slum tours in Dar es Salaam Tanzania.

Ivyo vibanda ni vichache sana kusema ngage yote imepangika ...

Boss, have you been to Ngara ama ni kubishana tu? Ngara is large and planned and those are some of the photos. Don't just talk for the sake of it. Argue if you have the facts.

More Ngara

Trust me hiyo bei hai reflect a real life on ground. Akipatikana mtu tu wa ku curb corruption, appropriate management of government funds, eradicates deals, kuzuia wizi Serikalini, you will tell me the price will fall-down by far. Tumeona kwenye nchi zingine ikitokea hivyo hata USA wakati rea estate was inflated

An acre in upperhill will buy you 100 acres in kariakoo
Are you sure of the price of building at Kariakoo daressalaam .Last year somebody bought a house for 3 billion tshs and demolished it to build an 8 storey building . right now you can't get an old fashioned hose for less than 2bn tshs at Kariakoo . I believe nowhere in Africa land is more expensive than Kariakoo. In fact the price is not compatible with Tanzania economy . money laundering may be the only sufficient factor to explain this anomally,

YOU are very right. that prices are due to money laundering in the bandit economy.

Prices are due to the economic importance of upper hill.......u should know that upper hill has many multi national companies including World Bank.....the tower in the middle is world bank

I'm always doing that and currently taking part in preparing the GPS of several towns.
