Upper hill land an acre goes for sh 551 million = 11.020 billion Tanzanian shs.

Prices are due to the economic importance of upper hill.......u should know that upper hill has many multi national companies including World Bank.....the tower in the middle is world bank

it might be true but not to such an extent.

The returns are sure....pinnacle costs 20 billion to build thats 400 billion tz

but the other time you were telling the JF that the rent rates are higher in Dar than in Nairobi. now tell us what is prevailing market rent in commercial buildings. also the return(s) to justify such huge sunk capital.

it might be the case that many buildings in Dar are state owned. but most of them are letting purposes. so they are all in the market e.g. PPF Tower, Mkapa Tower, Millennium Tower, TPA etc.

Dar goes for USD 22 per sqr feet
Nai USD 10-12 Per sqr feet....competition in Nairobi making the price go down...I think you know the law of demand
