Hebu angalia hii kwa wenzetu Ufilipino bei rahisi mpaka unaogopa, hzi hapa kwa vyumba viwili vya kulala, sebule na jiko haizidi 50M, tena unalipa kwa miaka minne, unalipa around laki tano tu kwa mwezi, kama robo tu ya bei ya pango kwa appartment ya vyumba viwili, tena siyo eneo prime!!! Nini kinasababisha bei ya nyumba iwe juu sana hapa kwetu?!!!
 
Mkuu hata hao wataalamu wenyewe wa real estate hakuna.We jaribu kuangalia taasisi kama chuo kikuu mlimani, accomodation ni shida,wanashindwa kuwa wabunifu kufanya kitu kwa ajili ya accomodation ya wateja wake (wanafunzi) na wakati tayari soko lipo na wanaweza kuli monitor,interms ya malipo ya kodi.
Wamebaki kutegemea Nssf na NHC ambao hata hvyo bei zao sio rafki kabisa kwa wahitaji.

Ni kutokua na uelewa na exposure ya kutosha,ikipatkana kampuni mbadala ika invest kwenye industry hyo kwa makazi ya bei nzuri itapata soko kubwa sana,mana wahitaji ni wengi sana Tanzania.

Na wahindi wameshaona udhaifu huo wanajenga apartments na kuziuza kwa super profit, mahitaji ni makubwa kiasi kwamba zinaisha kabla hazijamaliza kujengwa!
 
Number one we must understand that this is someone's business and the owner need to make money

number two materials used to build the houses are also expensive and most of these are imported with lots of taxes

number three: buliding is also expensive relatively due to the formalizaton of the process.

We think we can build our own houses cheaply; which I agree but this is only because we do it informally ij most cases not following the formal way of doing it.

With time mortgage will become relatively cheap once the market is very well developed but for now it is preserved for middle to high income segments

Tatizo kubwa ni kuwa kujenga nyumba Tanzania ni aghali sana hasa kwa kukosekana miundombinu ya maji, barabara, majitaka na hata umeme inabidi ulipe pesa nyingi sana ili ufike kwako.

Mortgage ni kujitia kwenye maskini tu especially kama malipo yana span mpaka miaka 20.
