Kuna jambo moja ambalo watu wengi wamekua wanalikosea bila kujua. Kwa maoni yangu ni muhimu kuelewa tofauti kati ya business na investments. Ni muhimu kuzingatia suala la return on investment au Retun on Asset wakati wowote unapofanya investment au biashara. Usipozingatia haya utasema huna bahati au unalogwa. Wakati mwengine hata structure ya biashara inaweza kuamua nani anafanikiwa kuliko mwengine. mimi na wewe wote tunaweza kuanzisha biashara inayofanana lakini tukatofautiana katika structure ya management au operations na hapo mmoja akafanikiwa kuliko mwengine.

The higher the risk the higher the return ingawaje parameter zinatofautiana but remember Asset nyingi ambazo sio current kama nyumba na kiwanja zinagain thamani kila siku just imagine mwenzio aliyenunua kiwanja ubungo miaka 20 iliyopita nakujenga nyumba kwa Milioni 10 sasa hv akipauza Anapauza kwa kiasi gani? Je hakuna Return on investment ya maana kweli?

Ni kweli watu wengi Afrika wana mtazamo huu lakini nadhani times are changing nadhani kuna haja yakubadili mitazamo yetu na kufanya mambo kimkakati zaidi. Economy is not struggling...the business models are changing.

Below is a very interesting insight :

Often heard nowadays that " Kenyan Economy is struggling_ ".

Sit back & dispassionately think "is the economy really struggling or" are business models struggling ?

Some food for thought:

1) Car sales are going down... but Ola / Uber are rising.

2) Restaurants are going empty... but home delivery is rising

3) Tuition classes are not getting students but online studying is rising

4) Traders are struggling but online market sites and reference based direct selling are breaking all records in sales.

5) Old commission based businesses are snivelling... but online services, at low cost, are finding takers.

6) Cell phone bills have reduced & internet penetration is increasing.

7) Stable (read "Govt Jobs") are dwindling but "Start up" jobs offering equity & Flexi work time are expanding.

😎 Jobs seekers are reducing but job creaters are on the rise. Working 40 hrs a week for 40 years is trend of past. Working for few years and spending quality time in contributing to society is the trend.

If truth be told what we are experiencing is a transition phase.

& Any transition is painful for the "well set"...... "the masters of the past".

_It's challenging for those who's business models are based on ancient data...._

It's a mystery for those who have never looked beyond traditional methods or have assiduously resisted change of any kind.

Economy is not struggling...the business models are changing.

Miaka hii kuna nyumba zilijengwa kwa mil. 70 lkn leo hii zinauzwa kwa mil 50 na hazipati wateja.

Hili ndio tatizo linalo wakabili watu wengi kwa sasa. Kumekua na some sort of housing market bubble / crash. Kwetu sisi inatokea sasa lakini kwa marekani ilikua hivi

Nadhani tunapokosea sana ni kutojua faida inakuja baada ya muda gani? Eneo ninalojenga je linalipa? Mfano jirani yangu mjeda kachukua mkopo sijui ni kiasi gani kanunua viwanja vitatu mtaani.

Kajenga nyumba tatu, mbili hazijamalizika. Alipopata mkopo kwanza kamnunulia wife Ist ya kuwapeleka watoto shule.nyumba ya kwanza imeisha ni two in one kuna mpangaji mmoja tu. Hizo mbili keshapaua lkn finishing bado naona pesa zimekata, naona wife hatumii tena IST, watoto wanasimamishwa shule pesa hakuna.

Imefikia wife wake anauza mpaka bites na mboga mboga mtaani. Huyu kafanya bad investment, kwanza maeneo aliyojenga kodi haizidi laki 3. Pili katumia pesa yote kujengea bila kuwa na savings huku marejesho yanamsubiri. Hapa utaona mkopo mbaya wala haufai.

Lazima kuwe na projections ya mradi mzima. Nachukua pesa kiasi gani, mradi wangu una cost kiasi gani, mida wa mradi mpaka kukamilika, eneo husika la mradi lina thamani gani, mvuto wa eneo kwa wateja, umbali na barabara kuu, pia urahisi wa kufikika, uwepo wa maji, umeme.

Baada ya mradi kukamilika tozo kwa chumba itakuwa kiasi gani? Je ntaweza pata rejesho kupitia tozo hizi? Atleast sasa waweza kopa mamilioni ukijua fika mradi utalipa

Wengi sana wakichukua mikopo hufanya makosa kama ulivyoainisha hapo juu nakuishia kulia na kuhangaika. Sometimes mkopo hubadilika kua laana. Asilimia kubwa sana ya watu hawana elimu uliyotoa hapa - wengi sana
 
Mimi huwa naamini nyumba hazipandi thamani bali hela yetu inashuka thamani na kusababisha vitu kuwa ghali hivyo nyumba nayo inapanda bei. Ibadili kwa dollar ndio utajua huwa haipandi bei

Ulichoongea nna uelewa nacho kidogo sio sana maana kiko too technical ila nadhani kuna ukweli kwa hakika
