WHI to construct 1,000 affordable houses

DODOMA: WATUMISHI Housing Investments (WHI) is implementing its second phase of a robust project for Public Servants Housing Scheme (PSHS) which seeks to construct 1,000 affordable houses in different regions, including Dar es salaam, Mwanza, Morogoro as well as the country’s capital city, Dodoma.

With the ongoing project, Tanzania’s real estate sector is headed towards a joyous time as the state-owned real estate company plans to bring about a major revolution in the key sector in 2024.

The plans, among others, focus on efforts to build more best-designed homes in reflection to the public needs, to be available at affordable prices.

According to the Managing Director of the state-owned real estate developer entity, which has so far emerged as a game-changer in the Tanzanian housing sector, Dr Fred Msemwa, the vision is to further revolutionise the way homes are built, priced and made accessible to the public.

Working with the high commitment to affordability and innovation, Dr Msemwa said, WHI has significantly transformed the landscape of homeownership in the country.

β€œOne of the key aspects that set WHI apart is its dedication to providing homes at prices that are approximately 30 per cent lower than those offered by other players in the sector,” he noted.

Dr Msemwa was speaking during an interview with the β€˜Daily News’ to elaborate on the WHI achievements in the country’s real estate sector during the past year, as well as plans by 2024.

He added: β€œThis commitment to affordability has made housing ownership a realistic goal for many Tanzanians, particularly public servants who may have previously found it financially difficult.”

The WHI boss further said that the focus was to offer a diverse range of choices, catering to the different preferences and needs of potential buyers.

β€œCentral to WHI’s approach is its provision of various financing options tailored to suit the needs of potential homeowners,” he added.

To ensure the company continues to stand at the country’s real estate apex, the WHI Communication Specialist, Maryjane Makawia, communicated that in this year, more intervention will be done to ensure more Tanzanians are becoming house owners.

She said, the move will possibly be accomplished through a range of helpful schemes, such as Tenant Purchase (Hire Purchase), β€œWith low-interest rates and progressive payments, including zero per cent interest payments during the construction period, WHI will make the dream of owning a house a tangible reality for many,” she said.

Ms Makawia added that, WHI’s properties are designed with practicality and convenience in mind. Ample space for parking and other activities is a hallmark feature of WHI developments, ensuring that residents enjoy a comfortable and functional living environment.

She unveiled that purchasing WHI’s properties ranges from 40m/- to 98m/-, making them accessible to a broad spectrum of buyers.

β€œThis pricing strategy, coupled with flexible financing options, further enhances the accessibility of homeownership and contributes to WHI’s reputation as a leader in the sector,” she insisted.

Furthermore, Ms Makawia said, WHI also caters to the rental market, further expanding access to affordable housing options.

β€œRental properties offered by WHI are priced between 150,000/- to 300,000/- per month, which are payable on a monthly basis.”

β€œThis pricing structure ensures that rental accommodations are within reach by the working class, providing them with a secure and comfortable living environment,” she boasted.

Through its commitment to affordability, innovative financing options, and quality developments, WHI continues to set the standard for excellence in the industry, empowering individuals and families to realise their dreams of owning a home.
