Tenants screening is very very important, tumeona watu wanapangisha nyumba then baadae tenant anakataa kulipa rent, au analipa kwa kusuasua sana kiasi kwamba pesa anayokulipa huwezi kufanyia kitu cha maana, tenants wengine sio watunzaji wa nyumba, wengine ni walevi wakupindukia kiasi cha kuwakera tenants wengine.

Pamoja na changamoto zake still hii ni biashara nzuri.

Mimi bado ni mchanga au mgeni katika biashara ya real estate. Sasa hivi nipo katika sekta ya ajira serikalini, ila ningependa siku moja kuacha kazi za kuajiriwa na kujiairi mwenyewe. Niliamua kuingia kwenye Real Estate baada ya kuona atleast ina future na pia kitu ninachopenda kukifanya.

Nimewahi kutembelea site mbalimbali kujionea shughuli za ujenzi wa majumba hasa appartments, kwa kweli nimehamasika sana. Pamoja na kwamba biashara hii ni nzuri ila pia ina changamoto zake, ikiwa ni pamoja na utapeli katika ununuzi wa viwanja au nyumba.

Ningependa kupata ushauri wenu, hasa kutoka kwa wale uzoefu katika real estate, wa jinsi ya kuanza kufanya biashara hii na pia jinsi ya kufanikiwa. Michango yenu ni muhimu sana, nakaribisha kwa yeyote mwenye "success story" aweze kushare na sisi.

thax mkuu. Ni kweli but kila biashara ina changamoto zake ni kupambana nazo tu. To me nafikiri ufuatiliaji wa karibu na mikataba ya kueleweka itasaidia, changamoto kubwa ni hiyo ya uharibifu (kwenye red) but kutegemea na uharibifu kuna wakati itabidi mpangaji agharamie matengenezo lol.

malengo tuliyonayo ni kuwa na small apartments na walengwa ni vijana wanaoanza maisha, kundi hili wanakuwa na uhitaji sana wa nyumba, na kila apartment itakuwa inajitegemea ili kupunguza kero kulingana na tabia mbalimbali za wapangaji.

Yes Neggirl! Value ya real assets hasa kibongo bongo value siku zote inapanda tu haishuki. Challenge kama walivyosema wadau wengine ni kiwango cha capital kwamba ni kikubwa. Lakini ndio hivyo what matters ni namna ya kujipanga kukabiliana na hiyo changamoto.
