Hawa jamaa utakesha ukianza kuongea nao. Hawawezi tofautisha kati ya slums na unplannedsettlements. Sisi Tanzania tuna unplanned settlements ndo maana waweza kuta property ya hata US$ 500'000.

Leme give a proper definition of a slum.

It must be characterised by all of the following.
1. Poor sanitary system.
2. Poor property ownership documentation.
3. Poor physical planning.
4. Poor quality of building fabrics.
5. A level cross sectional value of the properties across the area. Normally the values are at lower side.
6. High crime rate.
7. Delapilated or physically depreciated buildings.

Hivi sasa niko Mwanjelwa Mbeya. Ile unplanned settlement inaisha kwa kasi. Maana kuna gentrification ya hatari inafanyika. The rich are buying the poor, then the poor go to peripheral to acquire big pieces ot land.

Typical example of unplanned settlements is Manzese. You can find properties with values up to US$ 500'000.

Tanzania 16,900,930 Million people in live in urban areas out of this 50.7% Live in slums that translates to 8,568,778 people living in slums.....

Kenya total Urban population of 11,799,922 million people out of which 56% live in slums translating to 6,607,956 living in slums

The difference of 8,568,778 and 6,607,956 is 1,960,822 --- Thats approximately 2 million more

According to the United Nations about 70% of Dar es Salaam’s people live in slums. There is no medical care and the slums lack transportation services. On the other side there are the superrich, wealthy businessmen who can afford to live in luxurious houses along the coast or in the city’s noble districts.
